Q: Can there be six people in our group?
A: Yes, we will allow six people on a team.
About the survey and trestle AUTOCAD drawings
Q: I'm not familiar with the US marking of the contour lines, is the numerical marking given in feet or meters?
A: The contour lines represent four feet, and the highest point on the site is 604′-0″.
Q: Where is the Development zone?
A: It is between the property line and the flood plain. Limited development is allowed in the Escarpment Zone.
Q: Do you have any sections through the site?
A: No, we do not.
Q: Do you have a tree survey?
A: No, we do not.
Q: Is the escarpment zone between the green line and the floodplain or the green line and the property line?
A: The escarpment zone is between the green line on one side of the floodplain and the green line on the other side of the flood plain. It is not between the green lines and the property lines.
Q: The 3d CAD file of the trestle does not show the amount of supports from the photos images. Which is correct?
A: The 3d CAD file of the trestle is only a portion of the trestle. Reference the plan for the overall footprint and the images for additional information.
Q: The contour lines on the pdf are different from the CAD file. Which is correct?
A: The CAD file is correct. If you would like a CAD file with additional contours noted for clarification, please email me jessica@lareuniontx.org and I will send it to you.
Q: In the flood plain, there is a line represented in the CAD layer as “sanitary sewer”. Is that a polluted river?
A: There is a sewer line running through the flood plain. The sewer line is a pipe underground and should not be contaminating the stream.
Q: What is the elevation at the top of the trestle?
A: The exact elevation can not be verified at this time but it is approximately aligned with the top of the hill at the highest point on the land, approximately 604′-0″.
Q: Can you provide a plan with a scale bar so that I can confirm the scale?
A: Yes, please email me and I will send it to you.
Q: Does “CONSERVATION LOT” include “NEIGHBOR'S LOT”?
A: Yes, for competition purposes, they are combined. Please reference the CAD file for the most updated accurate information.
Q: What is the trestle center to center dimension from column to column, length wise, so I can confirm the scale of the CAD file?
A: It is approximately 31′-0″.
About the Program
Q: Is there a square footage requirement for the building or can it be as large as necessary?
A: There is no total building square footage requirement but all entrants are encourage to propose building as little as possible.
Q: Could you please explain phases 2 and 3? Should they be developed in detail or are they for the Master Plan only?
A: Phases 2 and 3 are for the Master Plan only and do not need to be shown in detail. Phases 1 and 2 must be in the La Reunion Lot while Phase 3 can be in the Conservation or Neighbor’s Lot.
Q: Do you expect detailed or conceptual proposals?
A: Please reference the program for what is expected. Whether the information is detailed or conceptual depends to a certain extent on your proposal.
Q: Can we combine the studios and the multi-functional public space?
A: Yes, you may combine the studios in the same building with the multi-functional public space.
Q: Are the residences and studios separate?
A: Yes, they are two separate spaces. The residence is for living and sleeping while the studio is for working.
Q: Is the future development ten additional spaces?
A: The future development is a total of 10 residences and studios, an additional 6 of each.
Q: Can the parking spaces be outside of the property line.
A: Please provide parking spaces in the property line.
Q: What does it mean that we can share parking spaces with the local elementary school?
A: There is an elementary school across and down the street with a huge parking lot. This school parking lot could possibly be used for large events on the weekends or evenings.
Q: Could you provide me with the plans of the house and garage?
A: We are not providing any drawings of the house or garage. The program only requires that you address their use conceptually and not literally.
Q: Could we propose the demolition of the existing garage, house or trestle?
A: Yes, but the program requires that the disposal of the buildings be addressed in some sustainable way.
Q: Should the buildings required in Phase 2 & 3 be situated on the La Reunion plot or on the site as a whole?
A: Phases 1 and 2 must be in the La Reunion Lot while Phase 3 can be in the Conservation or Neighbor’s Lot.
Q: What is a restroom?
A: Restroom is another word for bathroom. It usually does not have a bath or a shower.
Q: What does loading access mean?
A: Loading access means that an artist can bring in or remove large pieces of art conveniently from their studio space. IE: A sculptor can easily deliver or pickup a large metal sculpture when necessary.
Q: Do we have to respect the entrance to the site as shown on the pdf?
A: No, you can move the entrance on the site wherever necessary.
About the Site
Q: Can I visit the site?
A: Yes, please email sarah@lareuniontx.org or jessica@lareuniontx.org to schedule a site visit. Do not visit the site without permission and signing a waiver.
Q: Will you provide additional photos of the site?
A: Yes, we will continue to load additional photos over the next several weeks. If there are specific images that you require, please contact us and we will do our best to provide requested images on the photographs link, which is available to everyone.
Q: How can I find contextual information about the site?
A: For your research purposes, the site is located on West Jefferson near Loop 12 in Dallas, Texas 75211.
Q: Could you provide me with more information on the history of the trestle?
A: The trestle is no longer in use today. Here is a link on some more trestle history. It was part of the Dallas Interurban Railway that ran from Dallas to Ft. Worth.
Q: Can you please give us a little more information about the existing trees and plants?

Q: Do you have more information about the weather, wind, etc in the area?
A: I would suggest researching online but the local weather is listed on the City of Dallas website
Q: Is there a continuous water path leading to the pond?
A: Answer pending…

A: Answer pending…
Q: What is the Escarpment Zone?
A: The Escarpment zone is an area in and around the place where the Austin Chalk and Eagle Ford Shale Geologic formations are in contact. This makes for a less stable foundation and our local laws limit development at this location.
Q: Can you provide a tree survey?
A: No, we can not.
Q: Can you provide section drawings through the site?
A: No, we can not.
Q: Can you send us a video of a tour through the site?
A: No, we can not provide a video.
Q: Can we build in the hundred year flood plain?
A: There is no building allowed in the flood plain. You can propose limited development within the escarpment zone.
Q: Are there any natural resources on the site or close by that could be used for building?
A: I do not know of any specific natural resources on or close to the site. But, there are a good number of manufacturers considered local, within a 500 mile radius of the site.
Q: I was wondering about the structural integrity of the trestle. Is it in good enough shape to incorporate as an element of the design? Is it something that you want people to be walking under and around?
A: Yes, we are assuming it can be used and is structurally sound.
Q: Can you please give us a little more information about the existing trees and plants, especially the height and species?
A: The upper forest canopy is comprised of native trees 50 years old and older ranging from 50′-100′ tall and spaced randomly at 30′ -100′ apart. Species include willows, elms, cottonwoods, and Texas mulberries. A layer of secondary growth, perhaps 30 years old, includes some non-native and invasive species. A dense understory of Chinese privet is present in most areas. The plant communities found on site also vary with the topography. The higher elevations (which are found primarily in the neighbor’s and conservation lots) have species such as cedar that are suited to drier, more exposed ridge conditions. The lower elevations near the creek and flood plain support growths of willows and other riparian species. Before the construction of the trestle, the site was undeveloped, though used partially as pasture land for cattle. The trestle was built around the 1930s and was intended to provide transportation from the bedroom communities of Arcadia Park and Cockrell Hill to manufacturing plants in Grand Prairie (just west of the site approximately 7 miles.) No further development occurred until an owner sited the house and garage near the trestle in the mid 1980s. Clearing of native vegetation at that time may have promoted the secondary growth now present on site.
